Hours: 40 per week, 08.30am – 17.30pm Monday to Friday

Duties & Responsibilities 

As Quantity Surveyor you will support the Project Team to keep a close eye on project finances and contractual relationships and assist in managing and delivering a range of packages. You will be involved in the procurement of capital expenditure packages, insurance work packages and building work packages managing costs from initial calculations to the final figures, minimising the costs where possible, enhancing value for money while still achieving the required standards and quality. In addition to your role as Quantity Surveyor, you will also be expected to take on or assist with providing project management services to stakeholders for project and programme management, contract administration and cost consultancy.

Taking ownership of post contract, you’ll make sure that the financial position of those works is accurately reported and controlled effectively, managing the contractual relationships between Building Maintenance Solutions and the Stakeholders.

Projects, particularly capital expenditure, will have a heavy bias towards Mechanical, Electrical and Public Health systems and as such a candidate with skills and experience in Building Services will be essential.

  • Identifying and analysing commercial risks.
  • Advising on procurement strategy.
  • Preparation of cost plans and bills of quantities.
  • Performing risk management, value management, cost control and cost reporting.
  • Preparing tender and contract documents, including liaison with the Projects Team and any necessary consultants.
  • Preparing and analysing tenders.
  • Providing advice on contractual claims and general contract administration.
  • Valuing completed work, preparing payments and arranging for the invoicing of works.
  • Understanding the implications of health and safety regulations.

Skills & Experience 

  • BTEC in Building Studies, Building Engineering or Building Management or a HNC / HND / Degree in Quantity Surveying (including an industrial placement)
  • A minimum of three years’ experience
  • A clear understanding of Building Services within new-build developments.
  • A knowledge of Property Management would be preferred but not necessary.

Quantity Surveyor | Main Contractor | Co Cork

This is a fantastic opportunity for a highly motivated and ambitious Project Quantity Surveyor who wants to work on exciting projects and join a growing team on a permanent basis.

 Duties:

  • Manage day to day commercial and contract activities of a project lifecycle Including the following:
  • Handover from Estimating Department
  • Pre-contract Commencement Meeting with the Project Team.
  • Generate Project Budgets.
  • Prepare cash flow for the project based on the Contract Programme for issuing to the Employers Quantity Surveyor.
  • Re measure packages as required to identify any quantity errors i.e. over/under measure and to process Tender enquiries accurately and to mitigate contract Risks.
  • Prepare Tender enquiry packages liaising with the Contracts Manager.
  • Create and use Procurement tracker.
  • Complete Subcontract Package tender analysis
  • Lead pre-appointment subcontractor meeting to ensure scope is clearly defined & appoint subcontractor in line with Companies subcontract terms and in line with the main contract conditions.
  • Validate and approve sub-contractors’ interim applications and final submissions including compliance with the Construction Contracts Act
  • Notify Design Team of any Change Orders/ Variations and track changes on the Change Order/ Variation Schedule.
  • Attend and participate in internal and external meetings.
  • Issue and agree schedule of monthly progress application/ valuation dates.
  • Prepare and submit valuations on a monthly basis and agree with Clients Quantity Surveyor.
  • Prepare monthly Cost Value Reconciliation Reports and Overall Complete Project Reports for review with Commercial Managers/Contracts Managers.
  • Maintain a productive relationship with all the Design Team professionals and Client representatives throughout the project.
  • Ensure the full and proper implementation of the Companies Commercial procedures.

Requirements:

  • Third level qualification in Quantity Surveying & Construction Economics and or an equivalent degree recognised by the Society of Chartered Surveyors of Ireland (SCSI)
  • 4 years of proven experience as a Quantity Surveyor in the construction industry with a main contractor.
  • Strong knowledge of construction contracts, procurement methods and cost control procedures.
  • Proficiency in quantity surveying software and MS Office Suite.
  • In-depth knowledge and understanding of construction processes, techniques and systems.
  • Demonstrates commercial awareness.
  • Excellent communication and negotiation skills, with the ability to build strong relationships with clients, subcontractors, and team members.
  • Strong analytical and problem-solving abilities, with a keen attention to detail

Principle Duties and Responsibilities
• Procurement of subcontract packages and advising of best procurement options to drive added
value.
• Managing subcontract packages and overseeing payments to subcontractors and suppliers along
with normal QS duties.
• Undertaking monthly internal valuations, production of monthly cost reports, and production of
project specific cashflows.
• Reporting on budgets, variations, and cashflows.
• Compiling and maintaining cost databases/benchmarks based on real time information to assist in
the production of estimates/cost plans for future projects.
• Maintaining subcontractor and supplier contractual details.
• Other duties as may reasonably be required.

This is a new position where the Contracts Manager will be working on the next phase of a Commercial Development with the existing Project Team. The candidate must have Tier 1 Contracts Management Experience and have demonstrated Longevity in a role.
