Job Title: Quantity Surveyor

Report to: Low Rise Commercial Manager

Background
The company’s existing land portfolio covers 460 acres of prime assets in Ireland at Adamstown, Clonburris, Portmarnock, and Cherrywood, and when developed will make this developer the third largest residential developer in the country.

Principle Duties and Responsibilities
• The role is a mix of site and office based (spread across 2-3 sites, head office Leeson St)
• Preparation of estimates/cost plans for multiple projects accurately and efficiently
• Maintain cost database/benchmarking
• In depth understanding of cost and value drivers
• Reviewing planning design and provide cost control/advice to the Development Team during preplanning stage
• Providing procurement advice
• Thorough review of tenders and tender reports
• Monitor project budgets and cost codes while maintaining auditable reference back to project appraisal
• Carry out site visits and prepare valuations and cost reports – fully assess and negotiate all variants with contractor and sub contractor and the change control process cost reports
• Administration of main contracts
• Agreement and settling of construction disputes/loss and expense claims
• Preparing and agreement of final accounts
• Capable of reviewing programmes and understanding logic in line with the costs/cashflow
• Other duties as may reasonably be required

Qualifications and Experience:
• BSc/MSc Surveying (ideally or working towards same on a part-time basis)
• Preferably Chartered or seeking to become Chartered
• Minimum 5 + years’ working experience
• Some practical experience of working in the residential sector (desirable)
• IT Efficient, Cubit/CostX experience (advantageous)

A Trades foreman is responsible for scheduling, co-ordinating and supervising the work of workers and ensuring that all work is delivered safely on time.
Key Roles and Responsibilities

My Client are one of the leading Building and Civil Engineering Contractors operating throughout the UK and Ireland.

We are seeking to recruit an experienced Design Manager to join the team.

Due to the nature of the projects, successful applicants will have strong experience on healthcare project design and will possess a strong understanding of the design requirements related to (P23) healthcare projects.

Responsibilities

The Design Manager has a critical role to play within all aspects of construction. Design Managers are professionals who manage design teams and all the processes in relation to producing a set of construction issue deliverables that a building can be built from.

The design management role can encompass overseeing internal and external design consultant teams, controlling the development of the design concept into manufacturing and managing the installation information. This can be a challenging and highly satisfying role with the Design Manager playing a key part in the overall success of a project.

  • Manage the design process using commercial, contractual, programme / time awareness and technical expertise.
  • Review and assist in tender opportunities and value engineering.
  • Engage with and manage the external consultant and sub-contractor design teams.
  • Prepare, manage, monitor and report on the Design Information Release Schedule, Design Programme and Design Responsibility Matrix.
  • Ensure the design process recognises current legislation, standards and codes of practice where appropriate.

As Project Quantity Surveyor you will be responsible for managing the commercial aspects of a residential project under the guidance of a Senior QS, from procuring of packages through to agreeing payments.

 

Your main Duties

  • Carry out all Quantity Surveying duties including measurement, procurement, cost monitoring, cost control, reporting, preparation of interim payments and settlement of final accounts in a professional manner and in accordance with company guidelines.
  • Assist in the procurement of subcontractor packages, in line with agreed procurement schedule.
  • Conduct MEAT Analysis in line with company procurement guidelines.
  • Regularly attend site and ensure sufficient records of progress are taken on a regular basis and are adequately documented.
  • Produce information for the cash flow forecast for the project and update on a monthly basis and after the issue of any updated programmes. Ensure that Sub-contractors submit monthly valuations in line with dates agreed at the pre-contract meeting.
  • Produce information for the monthly internal valuation which accurately reflects the true value of the work completed to the end of the given period.
  • Prepare information for the monthly sub-contract liabilities report which ensures that all Subcontractors are valued in line with the views taken in the internal valuation.

Requirements

  • Degree educated in Quantity Surveying with some post graduate experience
  • Strong on technical construction details
  • Experience in, or understanding of, residential construction would be a distinct advantage
  • Excellent negotiation skills
  • Must be very organized and have excellent time management skills.
  • Excellent verbal and written communication skills.
  • Ability to work independently and with cross-functional teams.
  • Proficient across the full MS Office suite
  • Strong attention to detail

With 45 years experience, my client is a dynamic and progressive specialist joinery and interior fit-out contractor with a reputation for excellence and innovation and an international track record of achievement within a broad range of sectors including luxury hotels, prime residential, commercial and marine.

Due to the award of major projects in central London we are seeking Project Mangers to join our team. This is a key role within the business and involves taking overall responsibility for the delivery of projects safely, on programme, within budget and to exemplar levels of quality.

Main duties will include;

  • Proactively develop relationships with clients and managing their requirements and expectations.
  • Lead the project team during the pre-construction and construction phases of the project.
  • Develop a detailed, co-ordinated project plan and ensure the necessary resources are organised to meet the plan. Ensure progress is continually monitored and take all necessary steps to ensure the critical path is not compromised.
  • Develop a project budget, within tender allowances, and ensure the project is delivered within that budget.
  • Understand the contract details and ensure contractual position is not compromised.
  • Effective management of project resources i.e. consultants, staff, sub-contractors, labour, plant and materials.
  • Implement the Company Operations and Safety Management Procedures on the project.
  • Monitor the financial performance of the project and take all necessary steps to minimize costs.
  • Proactively participate in value engineering to maximize project contribution

Candidates must have extensive experience of delivering projects of £10M+ preferably within high-end interior fit-out.

Candidates must have excellent leadership, organisational and communication skills along with strong strategic commercial acumen and the ability to add value and optimise profits.
